Lake Success Quadrangle
The Lake Success Quadrangle is a 10-building, multi-use complex in the suburban village of Lake Success, just 1,000 yards from the New York City line but not subject to its occupancy and personal income taxes.
The property is comprised of four Class A office buildings, two research and development buildings and one disaster recovery computer center for a major credit card operation, totaling more than 1,100,000 square feet of rentable space.
Buildings range from 60,000 to 160,000 sf with floor sizes from 30,000 to 60,000 sf.
The complex is situated on 50 beautifully landscaped acres, meticulously maintained, with perennials and extensive seasonal plantings.
By Car — LSQ’s location on New Hyde Park Road and Marcus Avenue, bordered by the Northern State Parkway and less thatn a quarter-mile from the Long Island Expressway, puts it within 10 miles of LaGuardia and JFK International Airports and less than 15 miles from midtown Manhattan.
Public Transportation — Kiosks located throughout the Lake Success Quadrangle are serviced by regularly scheduled bus routes from the major stations of all three branches of the Long Island Rail Road, as well as the New York City subway system.
The Jericho Quadrangle
The Jericho Quadrangle is located on Jericho Turnpike at Exit 40 of the Long Island Expressway, highly visible to traffic flowing both east and west.
The property is bordered on the north by the
Meadow Brook Country Club, on the east by The Hamlet and the west by The Hunt Club – both luxury residential condominium developments.
The buildings offer highly efficient use of floor space for large tenants by providing up to 100,000 sf on a single floor with a low loss factor. A unique central well-water source heat pump system provides energy efficient heating and cooling.
There are four entry/exits on Jericho Turnpike, two of which are signalized and have double left-turn stacking lanes.A well-designed internal ring road system provides easy access to parking.
Frequent bus service to each building connects to the major passenger rail hub at the Hicksville station of the Long Island Rail Road, with westerly service to Queens and Manhattan, and easterly service to the rest of Long Island.
Huntingon / Milville
Route 110, running north-south through Huntington and Melville, at the Western end of Suffolk County, is considered the boundary with Nassau County and has become a major center of commercial buildings — both office and industrial.
The We’re Group was the original developer of the area — first with industrial buildings and then with major office properties.
We have built more than 3,500,000 square feet along the Route 110 corridor, including more than 2,250,000 square feet of office space.
Two major hotels, the Marriott and the Hilton, are within a few minutes from our properties. Republic Airport is 10 minutes away and MacArthur Airport, less than a 12 mile drive, has become a major airport servicing cities throughout the United States on regularly scheduled flights.
Bus service connects the properties with the Huntington, Farmingdale and Amityville stations of the Long Island Rail Road.
One Huntington Quadrangle was developed to accommodate small and medium-size users of office space.
